Step one: deal with the history
Decades-old garage floors have layers of history: paint from a past owner, oil soaked deep, cracks that have been patched before, and sometimes a broken edge at the door. We start by grinding all of that off. Where the concrete is chipped or low, we rebuild it with a repair mortar and grind it smooth.
Step two: the coating system
A primer soaks into the freshly ground concrete. Then we roll a colored body coat. Most people choose to add colored chips, which also hide the patches. A clear topcoat locks it all in.
Why it matters for older homes
Bare concrete keeps shedding dust and absorbing spills. In a detached garage used as a workshop, a sealed floor keeps sawdust and grease from soaking in. In an attached garage, it keeps tracked-in dust out of the house.
Safety during grinding
Grinding concrete releases crystalline silica dust. Our grinders connect directly to dust extractors, following practices described by OSHA's silica guidance.
